What Is Masar Destination

Masar Destination (وجهة مسار) is a mega urban development in Makkah, spanning about 1.2–1.25 million m², running along King Abdulaziz Road toward Al‑Masjid Al‑Haram. 🇸🇦

  • It’s developed by Umm Al‑Qura for Development and Construction (UAQ), a company backed by the Public Investment Fund (PIF) and other Saudi investors.

  • The project supports Saudi Vision 2030 by enhancing visitor experiences, expanding accommodation capacity for pilgrims, and improving Makkah’s infrastructure and economy.

🗺️ Masterplan & Urban Design

Key Spatial Features

📍 Masar Destination extends approximately 3.65 km along the western approach to the Grand Mosque, making it one of the longest planned urban corridors in the city.

↪ The corridor includes:

  • A main pedestrian boulevard for safe walking access to the Haram.

  • A separation of pedestrian and vehicle movement, enhancing crowd flow and safety.

  • Multi‑modal transit integration — future metro stations, BRT bus lines, and main roads that link Makkah’s urban grid.

Zones & Plots

  • Masar is divided into 205 development plots designed for diverse uses (residential, hospitality, retail, office, etc.).

  • The roads network totals ~367,000 m², with ~158,000 m² of open public spaces integrated across the destination.

🏙️ What Will Masar Include?

1) Accommodation & Hospitality
The project is planned as a major hospitality hub for Mecca:
✔ Tens of thousands of hotel rooms, including international brands and serviced apartments.
✔ Some estimates indicate around 24,660 hotel keys plus 13,113 serviced apartments.

2) Residential Units
There will be thousands of private residential units targeted at long‑stay guests, residents, and investors — with estimates around 13,687 residences.

3) Retail & Commercial
Masar is designed with strong commercial components:

  • Shopping malls, high‑street retail, entertainment areas.

  • A sizeable commercial zone (~317,870 m²) and office spaces (~987,000 m²) per masterplan breakdowns.

4) Public & Service Spaces

  • Healthcare facilities (multiple clinics/hospitals designated).

  • Cultural spaces, service centers, parks, and community nodes integrated throughout.

5) Transportation & Mobility

  • Separate pedestrian boulevard.

  • Integration with Haramain High‑Speed Rail and future metro.

  • BRT public transport systems and road networks for smooth vehicular movement.

Amenities & Urban Features

Masar is designed as a fully integrated destination — not just a residential project. It includes:

📌 Hospitality & Living

✔ International hotel brands, boutique stays, serviced apartments.
✔ Comfortable accommodations with easy access to the Grand Mosque.

🛍 Retail & Dining

✔ Large shopping centers and street front retail.
✔ Malls, restaurants, cafés, and religious‑friendly dining options.

🏥 Public Services

✔ Health centers, clinics, and essential services plots integrated into the masterplan.

🛣 Mobility & Transport

✔ A dedicated pedestrian boulevard to ease walking access without vehicle interference.
✔ Integrated transit links with metro and BRT systems.

🌳 Open Spaces & Urban Design

✔ Over 158,000 m² of public open space for shade, seating, and community gathering.
✔ Boulevards, plazas, shaded routes, and cultural installations.

💰 Prices & Investment Info

🔹 Official pricing for units (residential or hotel) has not been publicly released yet — sales are still at planning and plot‑release stages, with developers selling land or allowing joint ventures on plots.

However:
✔ Mecca hospitality and residential assets in premium zones typically command higher per‑sqm values than other Saudi cities due to proximity to the Grand Mosque.
✔ Independent analysts estimate hotel returns could range around 8–10% annual yield in hospitality assets within Masar’s corridor once operational.

📆 Timeline & Progress

  • First infrastructure phases are largely complete (roads, utilities, basic transit routes).

  • Building phases (hotels, residential towers) are rolling out with phased plot development.

  • The masterplan supports pilgrim traffic growth up to 30 million by 2030.
