The Legal Status of the Delayed Developer:
Delaying delivery beyond the date agreed upon in the contract is considered a "clear violation" of contract terms. The developer cannot evade responsibility as long as the client has adhered to installment payments.

Compensation or Termination: The law grants the client the right to choose between continuing the contract while claiming financial compensation for the delay period, or requesting contract termination and a full refund of paid monies (potentially including interest).
Step 1 (Official Warning): The affected client must send an official warning (Inzar) to the developing company via a bailiff, documenting the delay and demanding their rights.
Step 2 (Proof of Case): Filing an official police report (Mahdar) to document the incident and secure legal standing.
Step 3 (Litigation): If the company fails to respond, the client has the right to file a lawsuit before the Economic or Civil Court to recover dues and restore balance to the contractual relationship.
